At Bookaroom.ie we have been Letting and Managing houses and apartments in Waterford since 1997. Our experience and knowledge means that we understand the business extremely well. Matching tenants with the right property is a skill. We consider the practicalities for tenants such as proximity to schools, work, transport, ability to pay rent, references and most importantly suitability.

Sometimes suitability is based on instinct. Our motto is that “anybody” can rent a property, but will they know what to do should it go wrong?

We understand that letting houses and apartments is not just about finding tenants, it’s really a matching service. Getting that match right is what we do really well. We don’t just rent houses; we find the right homes for the right people.

We have a dedicated maintenance division which only hires trusted and competent contractors. These include plumbers, electricians, roofers, appliance contractors, gardeners, general maintenance people, cleaners and security. All carry the necessary indemnity and insurance.

Bookaroom.ie has a 24 hour emergency response service. These services are provided for managed properties as part of the service we provide.

Our Letting Services

Property management

Book A room will advertise your property through our website, Daft, local newspapers, our shop front window, and direct marketing with agencies and companies.

  • We show your property as many times as is necessary to source a suitable tenant
  • We are always careful about screening all prospective tenants
  • We arrange signing of a lease agreement for the agreed term
  • We secure one month’s deposit and rent in advance
  • We transfer all utility bills to the tenants name
  • We arrange a reading of electricity and gas metres

Once your property is rented, our work does not stop there.

Tenants today expect a high quality service. Delivering this service is an integral part of what we do. That is why our tenants stay longer in our properties, and benefits all landlords that choose to let through us.

About two months before the lease expires we contact your tenant to renew the lease. We charge €100 for renewals. No finder’s fee is charged, just the usual 10% of the monthly rent.

We resolve all your problems

At bookaroom.ie we always try to avoid getting to the point of conflict. We endeavour to provide solutions to problems which may arise during the tenancy. The Private Residential Tenancies Board (PRTB) is an organisation set up by the Government of Ireland. Its main role is to provide a dispute resolution service for landlords and tenants. Bookaroom.ie will respond on behalf of the landlord and present the required documentation should a dispute arise through the PRTB. Fees for this service will be assessed on an individual basis.

We have a very strict policy in relation to rent arrears. We have a zero tolerance policy when it comes to late rent. If tenants continue to re-offend with late payments, we act swiftly always keeping the landlord up to date. We ensure payments are strictly monitored, reducing risk for our landlords.
