Student Overview

Here at, we understand what our students want. We have spent 18 years renting to students in Waterford and we know that quality and comfort are key.

We provide student accommodation in prime, central locations including Railway Square, Aylesbury Manor, Rossgrove, Templars Hall, Riverwalk and the Fairways on William Street.

Our goal is to work with the students to ensure their college adventure is experienced in a safe environment and this is done through both the agency and the students co-operating to achieve this.’s role in this process is to provide quality accommodation and to resolve maintenance issues quickly and efficiently. The student’s role is to follow the set of rules and guidelines set out for the duration of their stay.

Viewings for all of our student accommodation can be arranged and we would strongly recommend viewing sooner rather than later. Once a student is happy with the accommodation a deposit is taken to hold that room for the academic year.

Here at it is important to us that we return deposits in full where possible. The rules and guidelines provided to the students are there to protect the students and their deposits. Once all properties and keys are handed back to as clean as they were given to the students, full deposits will be returned – and it’s important we do this.

Terms and Conditions

Terms for Renting Student Accommodation

Period 1ST SEPTEMBER 2015 — 31ST MAY 2016

The conditions of occupancy are as follows:


Tenants must pay a deposit of €350.00 for their room. This is a security deposit. The deposit is refunded in full at the expiration of the lease agreement providing all the contents and the structure of the apartment were as you received it at the start of the lease period.

Account Details

You must supply credit card/laser card details as security that rent will be paid on time. Failure to pay rent on time will result in an automatic debit from the credit/laser card account supplied. Please note all credit card transactions are subject to a 2% charge. There is no extra charge with a laser card.

Payment Installments

Rent is paid in three installments & must be paid in full as follows –

  • 1st September
  • 1st December
  • 1st March

Guest Policy

All visitors must leave the building by 11pm.


All properties are fully furnished but occupants must provide their own towels and bed linen.


Insurance cover for personal belongings is not covered under the rental agreement. We would recommend that tenants take out a contents insurance policy. We can organize this for you and we will not charge you a fee.

Early Vacation

Applications are accepted for the entire 39 week occupancy period. No refunds of rental fees paid will be made in the event of early vacation, irrespective of the circumstances. In such event, your deposit is non-refundable and you are also responsible for paying all the rental charges for the entire duration of the lease.


We will endeavor to provide you with your preference; however this may not always be possible, i.e. we do not guarantee who your co tenants will be and equally we cannot guarantee that you will get an en-suite bedroom.


Cancellations before the 31st July will be liable to pay a €100 administration fee. Cancellations after the 31st July but prior to moving in will be liable for a €300 administration fee. All fees will be deducted from the booking deposit.

Refuse Charges

Waste removal is included in your rent in Railway Square and Aylesbury Manor. Other units may not include waste. Please check on enquiry.

Utility Services

The tenant is responsible for all utility services ie gas, esb, television licence, etc. The ESB may only place 1 tenants name on an account. It is up to all the tenants in the property to organize payment between them.


Maintenance issues which may arise in the property due to poor housekeeping & a lack of ventilation etc is the responsibility of the tenant. In such circumstances, the tenant is liable for any charges which may arise due to a lack of care and poor housekeeping skills.

Lease Agreement

Each student must sign a legally binding lease agreement. The term is strictly the 1st September 2015 to 31st May 2016


Each parent / guardian must sign a guarantor form which promises the following:

  • In the event a student defaults in payments, the parent /guardian guarantee payment.
  • Parents / Student will continue to pay rent for the period 1st September — 31st May, regardless of the students change in circumstances.
  • Parents / Student will continue to pay rent for the period 1st September — 31st May, even if the student has been given notice, due to breach of contract and house rules.
  • Each Parent / Guardian / Student understands that the property must be respected and continuous disturbance to other tenants / neighbors will result in notice to quit.
  • Offenders who cause criminal damage or are in breach of the peace will be fined for damages or any security callouts. This is a strict policy which results in a happy environment for our student residents.

Proof of Identification

Finally, to receive the keys to your property, all of the following must be provided to Book A

  • Photocopy of passport / drivers licence.
  • Fully completed student registration form.
  • Fully completed guarantor form.
  • Security deposit and 1st terms rent.
  • Credit/Debit Card details to be supplied as security that Rent will be paid.
  • Legally binding lease agreement must be signed.
  • Passport colour photo must be attached to the registration form.

Students need to pay by cheque, Bank draft, credit or laser card.
